These Terms of Service govern your use of this website and your enrollment in text message and email communications from Robert Leonard Real Estate (“we,” “us,” “our”). By using this site or submitting our form, you agree to these terms.

1. Messaging program

Our program sends real estate related marketing and informational messages: new listings, market updates, open house invitations, appointment confirmations, and replies to your inquiries. The program is operated by Robert Leonard Real Estate in New Milford, Connecticut.

2. How to opt in

You opt in by checking the consent box and submitting the form on this website with your mobile number, or by texting us and agreeing to continue the conversation by text. You must be at least 18 years old and the owner or authorized user of the phone number you provide. Consent is not a condition of purchasing any property, product, or service.

3. Message frequency and cost

Message frequency varies; you can expect approximately 2–4 messages per month. Message and data rates may apply according to your mobile plan. We do not charge for the messages themselves.

4. How to opt out (STOP)

You may cancel at any time by replying STOP to any message. We will send one confirmation message and then stop sending marketing texts to that number. To rejoin, submit the form again or text us asking to opt back in.

5. How to get help (HELP)

6. Carriers and delivery

Supported carriers may change without notice. Wireless carriers are not liable for delayed or undelivered messages. Delivery is subject to effective transmission by your carrier and is outside our control.

Your information is handled as described in our Privacy Policy. We do not sell or share your mobile number or SMS consent with third parties or affiliates for their marketing purposes.

8. No guarantees; not professional advice

Property information, valuations, and market commentary provided on this site or by message are for general information only, are believed accurate but not guaranteed, and are not legal, tax, financial, or appraisal advice. Nothing here creates an agency or brokerage relationship; representation begins only upon a signed written agreement. All properties are subject to prior sale, change, or withdrawal.

9. Fair housing and licensing

We are committed to the letter and spirit of U.S. policy for equal housing opportunity and comply with all federal, Connecticut, and local fair housing laws. Robert Leonard is a licensed real estate salesperson in the State of Connecticut, affiliated with William Raveis Real Estate.

10. Acceptable use and intellectual property

You agree not to misuse this site, attempt unauthorized access, or submit false information or a number you are not authorized to use. All content, marks, and logos on this site are owned by us or our brokerage and may not be reproduced without permission.

11. Limitation of liability

To the maximum extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of this site or the messaging program.

12. Changes and governing law

We may update these terms at any time; the current version is always posted here. These terms are governed by the laws of the State of Connecticut.
